|Updated 5/26/26|
This website was created to reach our homeowners and renters in the Chapel Woods community. Please make sure you sign up with a valid email address and phone number for when we have information and updates regarding events or maintenance issues. Our goal is to be the source for all information related to the neighborhood including the By-laws, Covenants, pool rules, and Clubhouse Rental information on this website.
Signature Property Management Company manages our community and they provide a website for homeowners called Signature Corner. On this site homeowners can find the minutes of the board meeting as well as financial documents and HOA information pertaining to dues and how to pay.
What's New:

Pool Registration:
In person pool registration has concluded. If you still need to sign the waiver and be granted a phone key, register online here to start the process. The pool will open on Saturday May 23 as long as the water temperature meets the city minimum requirement.
Join the Green Team!
Sign up here: https://www.chapelwoodshomes.org/p/Green-Team-Sign-up-Form. Our community needs volunteers to help with some sprucing and cleaning around the neighborhood throughout the year. This spring, we're hoping to revitalize the front bed at the clubhouse and create a containing outline at the front entrance so the mulch we put down doesn't wash away.
Special Meeting about Raising Dues Review:
We held a special meeting on Saturday May 16 to discuss and vote on a dues increase. A monthly dues increase of $15 won a majority vote. More information about when this new amount will take effect will be emailed out to homeowners. A big project this will go towards is repaving our private streets (this doesn't include Winter Ave.) so news will come in 2026 about a schedule.
Spring Ground Treatments:
March (completed 3/9-3/10) - pre-emergent + fertilizer
April (completed 4/22-4/23) - weed and feed spray for dandelions
May (completed 5/26) - post-emergent + fertilizer
Contact Information
First contact: Sean Schickedanz email: [email protected] and cc [email protected] or phone: (913) 563-4500
Signature Emergency contact: (913) 563-4599
Non-urgent contact: [email protected]
Always contact 911 first if a situation calls for emergency response personnel.
When sending an email to Signature Property Management, "cc" [email protected]. This will allow the board to follow the actions taken in regards to the issue. Please be patient and wait for a reply before sending more emails. If you have waited more than two business days for a reply you are welcome to reach out again.
Our representative manages many properties and receives hundreds of emails a day and answers in the order they are received. Emailing or calling a board member is not going to speed up the process when Signature must research a problem or speak to a vendor to provide an answer.
Signature aims to reply within 24 business hours to an email or voice mail. A lot of inquiries come on the weekends and Signature will not reply until they return to work (M-F, 9am to 5pm). If you have an emergency — for example, a sinkhole appeared in front of your home — report it to the emergency line that takes calls 24/7.
Answer KC is a live answering service. They will take your message and alert our agent if a true emergency. Otherwise, it is sent to them for next business day. Issues like fire in the compost, a car driving through your fence or — we hope you never hear this in our neighborhood — gun fire would be more of fire/police issue: call 911.
Emailing, calling or texting board members should be reserved for extreme emergency. The HOA pays Signature Property Management to manage the community; not the volunteer board members. The only thing a board member can do is leave yet another message for property management. Use Signature for what they were hired to do.

Fallen branches and twigs
The lawn team is not responsible for picking up limbs and twigs that fall into yards or streets after strong winds hit our neighborhood, though they might move a stray one if it's in their path. They will mow around piles of sticks in yards, so please make sure you get these to the compost when it is open. When it is closed, you might consider moving the collection pile to a flower bed or the corner of your drive or can reach out to a board member about opening the compost area. If you need assistance, consider asking the community, neighbors, or the board.
Monthly due to be paid via ClickPay.
If you have any further questions, please email Sean at [email protected].
HOA Dues Statements are now being distributed monthly. They will come from Sean of Signature Property management. If you have not received yours, please email [email protected] to check the contact information. Statements are a courtesy and monthly dues are still expected to be paid regardless of whether you receive a statement.
Clubhouse Rentals
If you are renting the Clubhouse for an event, you can submit an online form to request rental agreement at Clubhouse & Pool Rental or you can find the rental agreement under Documents on the HOA website. You must give at least a two-week notice.
Your completed rental agreement, a deposit check or money order and a separate check or money order for rental cost should be mailed to Signature Property Management:
